Student rentals are ideal for first time investors (as well as condos, and small units up to a 4-plex). However, some investors become long term student rental owners; team members Shawn Leblanc and Rhys Trenhaile and even team assistant Jane Zanetti all own units around the University. DO NOT buy into this myth that students are going to destroy your house! The reality is that as long as you respect and keep your own income property in good condition, the students will. If you are a slum lord around the University -- guess what, all the kids that live in nice houses and want to keep them nice, and study in them etc. will use your slum house as the party house. If you don't care, why should they.
These properties require a very low down payment, yet the right ones generate an excellent monthly cash flow from day one; we typically like to see $350-$400 per month netted out per month at the minimum. With this formula the investor can very quickly build up a portfolio of income properties, from which they can choose to move to larger and even more exciting opportunities typically within 2-4 years. The focus on student rentals is much more on "how much cash flow am I getting a month" as opposed to "what's my cap rate".
